Mixed-income, transit oriented community.

In response to new legislation in Massachusetts that requires townships in close proximity to transit to create opportunities for denser development, Union has worked
with our client, their attorneys, and the Town of Amesbury, Massachusetts on a site plan, zoning, and guidelines for a new community of 375 units that will include a broad range of housing types and income levels.

Of the total site area of 66 acres, 35 acres are developable, split roughly in half between a north and south neighborhood.
To help transition from the lower density and scale of the adjacent neighbors, the south neighborhood features a mix of detached, semi-detached, and attached single-family homes, while the north neighborhood includes a mix of stacked flats, 6-unit manor houses, 12-unit walk-ups, and a pair of corridor multifamily buildings. Primary amenities like club houses and courts are consolidated at the seem between the two neighborhoods to help facilitate the overall project feeling like a single community.

Since the current underlying zoning is non-compatible with this sort of development, the design team has worked closely with Town staff to create new zoning for this parcel that the Town also plans to overlay on other applicable parcels in the local vicinity. In support of those regulations, Union also created a “Pattern Book” that includes a number of design guidelines that will assure future architectural designs meet the intention of delivering new units that blend seamlessly into the scale and character of the Amesbury community.
