Gills Neck Village

Lewes, Delaware

This vibrant mixed-use development seamlessly blends 75,000 GSF of commercial space with 102 residential cottages, creating a cohesive neighborhood that honors Lewes’ historic character while meeting modern needs. Six thoughtfully designed building types populate a commercial district comprised of restaurants, mercantile buildings, and a central market.

For the residential component, we’ve created three cottage types (one-, two-, and three-bedroom units) distributed across seven blocks. The residential experience is enhanced by shared amenities including a clubhouse, pool, and community gathering pavilions to foster social connection.

Our community-centered approach to this project extends beyond the development itself by integrating with planned DelDOT improvements to Kings Highway. These enhancements, including new roundabouts and multi-use paths, will improve safety and connectivity for residents and visitors alike, creating a truly walkable neighborhood that brings together commerce, residence, and recreation.

22 Rye Street Library

Providence, Rhode Island

Once a bustling schoolhouse, the Ralph Street School is being thoughtfully transformed into a vibrant library serving the Silver Lake, Olneyville, and Hartford neighborhoods—communities enriched by their diversity and strong Latino heritage. Designed with the community’s needs in mind, the library will offer dedicated classrooms and welcoming spaces for ESL, GED, citizenship courses, and workforce development programs. Additionally, a used bookstore within the library will increase access to literature and directly support the library’s educational mission.

At its core, this project celebrates belonging—creating inclusive spaces in Providence where diverse communities can gather to learn, share, create, and build meaningful connections.

The 22 Rye Street Library will be part of the Community Libraries of Providence.

Eastdale Village | Building J

Poughkeepsie, New York

Inspired by the adaptive reuse of historic industrial buildings, Eastdale Village’s “Building J” will be a mixed-use building with a restaurant and bar on the ground level and apartments above. Featuring brick as a primary cladding material and large glazed openings, it is a showcase end cap to the main street experience at Eastdale Village.
