Sea Captains’ Row
Award: Urban Guild Award for Design Excellence in the Missing Middle Category
Located on an historic street in Hyannis, Massachusetts, Sea Captains’ Row responds to Cape Cod’s housing challenges with a collection of new buildings that provide much-needed, attainable, year-round housing options in this tourism-driven community where permanent residents often struggle to find homes within reach.
Designed with careful attention to scale and character, this project demonstrates Union’s commitment to creating housing that is both attainable and respectful of its community context.

Edmond Mixed Use
Award: Urban Guild Award for Design Exploration
Designed in collaboration with AMC Architecture & Design LLC, this mixed-use development energizes downtown Edmond, Oklahoma with a thoughtfully layered blend of spaces: commercial anchors, live-work units, ultra-slim townhouses (Oklahoma’s narrowest), accessory dwelling units, and micro-retail. A signature rooftop deck crowns the project, hosting both a bar & cafe and private events.
The design of Edmond Mixed-Use weaves regional masonry traditions with contemporary urban living, creating an immediate sense of belonging. Buildings frame the commercial corridor while crafting intimate interior courtyards and gathering spaces, enriching downtown Edmond’s architectural and social fabric.

Eastdale Village
Award: Urban Guild Award for Design Excellence in the Urban Design Category
Embodying the principles of Traditional Neighborhood Design and inspired by the Main Streets of the Northeast, Eastdale Village creates a self-sustaining ecosystem where life, work, and commerce flourish together. This mixed-use development combines 400+ apartments with 120,000 sq ft of retail, restaurants, and office spaces, fostering a true live-work-play environment.
With an emphasis on walkability, rental housing, and local economic growth, the village cultivates a diverse resident population that organically supports local business. Innovative spaces for startups, combined with lively streets and gathering places, foster entrepreneurship and community connections. Eastdale Village illustrates a dynamic alternative to suburban sprawl via vibrant, connected neighborhood design.
Southside Community Land Trust Headquarters
Award: Urban Guild Merit Award in the Civic Category
The transformation of an 1850s livery building into Southside Community Land Trust’s vibrant headquarters, bridges downtown Providence with a historically underserved neighborhood. The 12,000-square-foot renovation houses a USDA produce packing center, commercial kitchen, local food businesses, and fresh market on the ground floor, with offices and community spaces above. This historic heavy-timber structure, restored from foundation to roof, now anchors a public square and connects to an adjacent youth farm—advancing Southside Community Land Trust’s mission to build just and sustainable food systems by connecting Rhode Islanders to land, education, and markets.
The project is a clear demonstration of Southside Community Land Trust’s talent for activating forgotten and overlooked spaces into vibrant community hubs.
