New projects, projects in construction, and projects that now have graphics!
New Project: Middlebury College Student Housing
Union Studio is working with a private student housing developer to create a new 158-bed complex that includes four buildings at Middlebury College in Middlebury, VT. Three clustered buildings will each include four townhouse style units that will house 96 students in total. The townhouses will each feature eight single bedrooms on three levels of living space – two on the main floor, two on the lower level, and four on the upper level. Each townhouse unit will also include a full kitchen, a living room, three bathrooms and laundry facilities.
Ridgeline Residence Hall, the fourth, larger building, will house 62 students in suite-style apartments, each with either three or four single bedrooms, common living space and bathroom facilities. The building will feature large common areas, shared kitchen facilities, and shared laundry facilities.
New Project: WaterRower Headquarters
WaterRower, Inc. is growing company that designs and sells rowing simulation equipment to an international audience from its headquarters in the historic, waterfront neighborhood of Warren, RI. Union Studio has been asked to provide design services for a corporate visitor’s center and headquarters that will provide an engaging environment for clients and employees. An existing manufacturing building will be renovated, and one, new 30,000 sf building will be designed on the corporate campus in two phases. The facility will include marketing, sales, and administrative offices, a product museum, a showroom, gym space for product demonstrations, and a lunch room.
New Project: Greensboro Montessori School Master Plan
Proposed additions and reconfigurations to this existing Montessori school will maximize space for this growing pre-kindergarten to 8th grade facility in Greensboro, NC. In the recent master plan, Union Studio focused on increasing indoor/outdoor transitional space as well as improving circulation and making strategic connections throughout the building. The new plan features a reclaimed barn as the new school entrance, designed to create a “gateway” that conveys the schools rural, nature-oriented character. The proposed additions would add 14,335 sf, bringing the building footprint to 53,000 sf.
New Project: Eat Drink RI
Union Studio has been working with the team at Eat Drink RI on a series of feasibility studies for a public food market with an open market and vendor stalls, anchor venues, event space, a commercial kitchen, an industrial/producer hub, and ample flexible space.
New Project: Greenwich Odeum Theater Master Plan
East Greenwich, RI
This historic main street theater has been given a new life thanks to a volunteer organization that re-opened the arts venue in 2014. Union Studio is helping the non-profit plan for various improvements to the 410-seat space, including reconfiguring interiors for improved circulation, a service area, code compliance, and restoring the theater’s signature marquis.
New Project: Washington Street Corridor Charrette
As a component of an NEA Our Town Grant received by Providence’s Department of Arts, Culture and Tourism, Union Studio participated on a collaborative design charrette facilitated by DownCity Design. The placemaking exercise focused on Downtown Providence’s Washington Street Corridor, specifically finding ways to transform this section of Downtown into a lively, pedestrian-friendly thoroughfare.
Finishing Construction: The Kinsley Building Rehabilitation
Working with Cornish Associates, Union Studio is converting this 5-story, 45,000 sf historic urban building into mixed-use with 44 apartments ranging in size from 390 sf – 500 sf each. The ground floor will feature two restaurant spaces. Construction is estimated to be complete by the end of the summer.
Recently Completed: East Beach Townhomes
Union Studio designed a series of prototype townhomes for the award-winning East Beach neighborhood located in coastal Norfolk, VA. The market-rate townhomes feature 19 two and three-bedroom units on a .9 acre site. The design challenge was twofold: we worked within the constraints of commercial parking and utility easements on the site, while transitioning the building massing and architecture between neighboring single-family units, commercial uses and marina activities.
Recently Completed: Tiverton Public Library
In June 2015, the new, 24,000 sf Tiverton Public Library officially opened to the public, replacing Tiverton’s outdated Essex Library, which closed after serving the community for over 70 years. The new, state-of-the-art library is over 20,000 sf larger than the former library, and features a café, community meeting hall, children’s library, young adult room, adult reading room, administrative offices and a board room, and exterior public courtyard spaces. The sustainable project was designed to achieve 50% better energy usage per square foot than the old library, and to meet the criteria for both National Grid’s Advanced Building Program and LEED Gold (despite significant sustainable design features, the Town ultimately decided not to pursue formal LEED certification).
At the public grand opening, Karen Mellor, Chief of Library Services at the state’s Office of Library and Information Services, referred to Rhode Island’s newest public library as the “crown jewel in the network of libraries across the state of Rhode Island.” The opening’s keynote speaker, Massachusetts author Michael J. Tougias, who has visited over 1,000 libraries in his career to speak about his books, stated that the new Tiverton Library “is the most beautiful, functional library I’ve seen.”
