Union Studio is working with Cornish Associates on the redevelopment of the historic, 45,000 sf Kinsley Building into approximately 44 workforce apartments with first floor retail. In a previous phase of work on this 5-story building, Union Studio documented the existing conditions and prepared conceptual design drawings for a different residential configuration.
The current scope includes interior floorplans with residential units on upper floors and first floor retail space, masonry, window and storefront restoration, and mechanical / life-safety upgrades. Union Studio has been hired to assist the University of Rhode Island with master planning the Fraternity Circle neighborhood on their Kingston Campus. Efforts will begin with a charrette workshop with multiple stakeholders to examine parking and pedestrian connectivity in this unique section of campus. Ultimately the team will help to create a greater sense of place within this neighborhood of 12 fraternities.

Approximately half of this affordable housing neighborhood is complete and tenants have moved in. The remainder of the 38 units will be available by the end of the year.
Four units of affordable housing for people with developmental disabilities, plus one unit for a live-in caretaker, will be completed and ready to be occupied in October.
Designed for the Newport Housing Authority, these four, affordable single-family homes are scheduled to be completed by the end of this year.
Located on the campus of the University of Rhode Island, a new 12,000 sf fraternity for 40 students will start construction this October.
