New Project: Renovation of Three Cottages at the Pastore Center
Three historic “cottages” located on the grounds of the Pastore Government Center in Cranston, RI have been used since the mid 1970’s as general government office space. Each of the three 2,500 sf buildings is wood framed with a full single layer brick façade. The State of RI recently hired the Union Studio to renovate the three buildings to meet modern office standards, current building codes, universal access standards and fire life safety requirements.
Under Construction: Private Residence
This 3,390 sf waterfront weekend home overlooks the Sakonnet River. The open floor plan features expansive water views from the living, dining and kitchen areas, while private areas such as bedrooms, balconies, a first floor prayer room, a reading nook and office provide quiet space for residents and guests. The dining room extends out to a screened-in porch for open-air dining in the warmer months; the kitchen opens out onto a gracious uncovered deck.
The sharp silhouette of the exterior is a contemporary take on the regional shingle style. The crisp, white interior is accented with both traditional Indian finishes and elements that reflect the regional Rhode Island coastal vernacular. The project is currently in construction, scheduled to be completed in May 2013.
In Approvals: Brewster Cottages
Working with Cape View Development, Union Studio is designing a mixed-income cottage community clustered around a common green in Brewster, MA. The building styles will include 2 carriage house units, 12 detached cottages, and 14 cottage duplexes. Of the 9.5 acre site, two-thirds is preserved open space. The project is currently in the approvals and schematic design phase.
In Approvals: East Beach Townhomes
Union Studio is designing a series of prototype townhomes for the award-winning East Beach neighborhood located in coastal Norfolk, VA. The market-rate townhomes will feature 19 two and three-bedroom units on a .9 acre site. The design challenge is twofold: we are working within the constraints of commercial parking and utility easements on the site, while also transitioning the building massing and architecture between neighboring single-family units, commercial uses and marina activities. The project is currently in the approvals and schematic design phase.
Under Construction: Trinity Place Townhomes
These new affordable townhomes at Trinity Place are under construction, nearing the end to the second phase of development for this urban infill project. Trinity Townhomes creates 11 units of affordable townhouses for ownership on newly established lots. Because the zoning ordinance requires a minimum of 5,000 sf for any new lot created, Union Studio took an innovative approach to the site plan: we proposed fee simple lots of 18′ x 60′ or 1,080 sf with home-ownership townhouses, which was approved by the City Planning Commission. This was the first project in City of Providence to be approved by the Comprehensive Permit process under the state mandated Low and Moderate Income Housing Act. By dividing the site and phasing the project, Trinity Place is being realized as a collection of appropriately scaled buildings that create a strong sense of community.
In Approvals: Palmer Pointe
Designed for the East Bay Community Development Corporation, This 48-unit affordable housing development master plan includes 12 one-bedroom, 23 two-bedroom and 13 three-bedroom units grouped on the western side of the Sowam’s nursery site in Barrington, RI. The units are designed to respect the architectural pattern of the adjacent neighborhoods, using traditional form and detail built with durable materials. The buildings will share a common green space that will contribute to the community feel.
New Project: Growing Room Child Development Center
As part of the early phases of the 26-acre Riverbridge mixed-use master plan currently being built, Union Studio has designed this 12,700 sf daycare facility to serve children ages 7 weeks to 12 years. This will be the first of the Growing Room daycare franchises to be located in the Northeast. Construction starts soon and will be completed in October 2013.
New Project: ChurchWoods & Shannock Village Cottages
Designed for Washington County Community Development Corporation, these two affordable housing developments are located in nearby Charlestown and Shannock Village Centers. ChurchWoods features 24 units in 8 buildings, a new community building an open commons space in Charlestown. Shannock Village Cottages will include 11 units in 8 buildings located in the core of this unique mill village on the National Registry of Historic Places. Union Studio is also preparing design guidelines for Shannock Village that will help steer the architecture and place making to be sympathetic to the historic village context. The two projects are estimated to be completed in 2015
