New Project: Proposed Town Center and New Community Library at Simmons Crossing
Union Studio is working on the conceptual design of a new library as part of a master plan for a new community center in Foster, RI. The new library will be integrated into a mixed use plan that could include retail, restaurant, and office uses, along with courtyards and open spaces. Together they would function as a multi-use, multi-generational town center that Foster has never really had. In addition to the new library, ideas for Simmons Crossing include a boutique market, a farm stand for locally produced food, a village post office, a new restaurant with indoor/outdoor seating, incubator office-space, and community green space with a performance pavilion. The new library would replace the existing library, which has multiple issues including handicap accessibility and space limitations that affect available programming. The goal for Simmons Crossing is to create a town center where Foster, RI residents can conveniently accomplish daily tasks while also providing a place for traditional community interaction. New Project: Hanson Midland Neighborhood
That’s right, Union Studio is going international! Working with Toronto-based Mark Hanson of Hanson Development Group, in collaboration with Live Work Learn Play, an international real estate advisory firm, Union Studio is designing a preliminary site layout and prototype residential cottage neighborhood in Midland, Ontario. At this stage, approximately 1,650 overall units are planned for this clustered neighborhood, with a combination of multi-unit buildings and single-family cottages. An extensive network of walkways, wooded trails, informal greenways, and formal civic spaces all leading to the lake’s edge will give the neighborhood an intimate, natural feel that is unique in this marketplace. Retail space and a community building will complement additional amenities being planned for the 126 acre site.
New Project: RI State Police Lincoln Woods Barracks Renovation
Union Studio has been selected by the State of Rhode Island to renovate the historic RI State Police Lincoln Woods Barracks in Lincoln, RI. The building was constructed in 1931, and is in need of upgrades to its life safety, MEP, security, architecture and interior design to accommodate new programs and staffing needs for the RISP. Union Studio will lead the team and complete the architectural and interior design services, including FF&E and a full existing conditions report that will help to outline the renovation scope. Two small additions to the building are also potential scope items.
New Project: “Net Zero Capable” Grant Road Neighborhood
Union Studio, one-third of Evergreen Village Collaborative’s development team, was recently selected by MassDevelopment to design and develop 120 units of housing at the new Grant Road neighborhood in the Devens, MA community. Evergreen Village Collaborative consists of NOW Communities, Ajax Partners, and Union Studio as partners in the proposed development, with Union Studio also providing master planning and architectural services. The units will be designed to be “Net Zero capable” which means that with the addition of photovoltaic panels, their high level of energy-efficiency will enable them to generate as much energy yearly as the typical resident requires for heating and cooling.
MassDevelopment, the “finance and development authority” for the Commonwealth of Massachusetts, began the solicitation process in May 2013. Six development teams submitted proposals. The Evergreen Collaborative team proposed a 35-acre walkable neighborhood with a mix of 40 single-family homes, 40 duplex and townhome units, and 40 affordable and market-rate apartments. Devens, MA is a 2,100 acre community of open space, private residences, schools, and a network of human and social services providers developed on a former military installation.
New Project: Ludlow Cove II
Port Ludlow, WA
Following on the heels of our work in Anacortes, WA, Union Studio has been commissioned to design a new prototype neighborhood of 42 cottages at the Resort of Port Ludlow in Washington State. Located on the eastern side of the Olympic Peninsula, this new neighborhood will offer a selection of woodland, park-front and waterfront homes. Plans are scheduled to be available in April 2014.
Completed Project: Fraternity Circle Master Plan, University of Rhode Island
As a project that was gifted to the University of Rhode Island by the Interfraternity Alumni Council, Union Studio was hired to assist URI with master planning the Fraternity Circle neighborhood on their Kingston Campus. We led an on-campus charrette workshop on October 29-30th with multiple stakeholders to examine parking, pedestrian connectivity, and neighborhood identity in this unique neighborhood of 11 fraternities. The result was a master plan that addressed the challenges raised by various participants: issues of vehicle circulation, parking, quality of the pedestrian network, a sense of identity / arrival, student safety and emergency communication, public and private space, services, infrastructure / utilities, and future growth, as well as a desire for a greater sense of community. Overall, the design of the master plan focuses on creating a pleasant, safe, and cohesive neighborhood for its residents, the university, and visitors. It presents solutions for the existing issues on site and an exciting vision for the future of the Greek community at URI. Key recommendations include utility improvements, low-impact storm water management, and reorganized streets and pedestrian network. A contiguous and robust pedestrian network helps define key public and private realms. The redistribution and improved organization of parking will help create a true neighborhood street network and balance of parking on the site. In addition to the master plan, Union Studio also created a set of Design Guidelines for Fraternity Circle that will help to shape future development in the campus neighborhood.

Ribbon-Cutting: North Cove Landing Apartments
North Kingstown, RI
In early November leaders in affordable housing and state and local government gathered to celebrate the opening of North Cove Landing, a 38-unit affordable housing project located on Wickford Cove. The units are located in 12 buildings clustered on 7.5 acres.
Ribbon-Cutting: Jamestown Bridges
In late November, State and local leaders joined the staff of Bridges, Inc. to open their new building which will provide four units of affordable housing and one caretaker’s unit designed to accommodate the needs of the developmentally disabled. The new building is located across from an existing building used by Bridges for workforce training. The project is a physical representation of Bridge’s mission to assist people in participating fully in the community in which they live.
Ground Breaking: Tiverton Public Library
Construction on Rhode Island’s newest library has officially started! On October 26th, over 100 people gathered to celebrate at the site of this new $10.6 million, 23,792 sf public library designed by Union Studio and being built by Behan Brothers general Contractors.
